First mistake that people make is to concentrate on curb appeal rather than strength and structure of the house. Deck-ups and knick-knacks can always be added, and there is almost always a scope for home improvement, but structural aspects such as the depth of foundation, elevation of house, type of cement and beams used and so on, are a one-time affair. And if you happen to make a careless choice, the consequential repairs can be exorbitant and out of hands.

You should take lead from the builder flats in Noida. Use standard high tensile strength material as used by them as Noida is a seismically active zone; earthquakes are a fair probability. Research over the net and hire an architect. If architect is too much of a cost for you, make sure you consult someone savvier and do your research before commencing construction.  Take note of the electric fittings, plumbing, drainage, and the building material being used. Choose the best lot available by industry norms and never compromise on these aspects.
